Q: How do I submit information for a tenant check?
A: You first need to fill in a reference check form, you can download a digital version here. The intention of this form is to gather the required information for the check, as well as get the tenants permission to have all of the details verified.
For the standard check you can then either fill in the form on the web, or fax the hard copy through to us on 0871 528 9560

Q: What kind of check do you perform?
A: We perform a Tenant Verification Search. This search is specifically designed for property lessors who offer agreements where there is no deferred payment element and as such this is not a credit type search. If we receive the details before 12pm, we will endeavour to provide you with a response before 5pm on the same day.
The search checks previous addresses, CCJ's, bank details, and electoral roll information.
The enhanced search is the same as above but we will also get references from the previous landlord/agent and the tenants current employer. We will endeavour to provide you with a response within 24hours, referees permitting.
Q: How much does the check cost?
A: The cost of the standard search is £12 + VAT, the enhanced search is £18 + VAT.
Q: Can I reference two people on the same form?
A: No, in order to reference two people we require two forms. This is partly due to how the forms and the search is structured, and partly to do with permission to verify the data on the form. You can specify that you wish to have multiple checks performed from our form, however we still require multiple forms due to the declaration of each individual.
Q: Do you perform a credit check on the perspective tenant?
A: No we do not perform a credit check, as doing so has an adverse effect on the persons credit rating/history, and as a result could be considered to be in breach of the data protection act (section 10.1(b)).
